When it comes to your property investments “taking a chance” is never smart. Your home is one of your most important assets. Choosing the right real estate agent will affect your real estate transaction. Do NOT make a mistake when choosing the best real estate agent. Follow these 3 TIPS CHOOSING REAL ESTATE AGENTS
Let’s Begin!
- Local Experience
This is a very important factor that many sellers seem to forget. Do your RESEARCH on your realtor. Does the realtor deal in your market? Do they know your local community? Have they done comparable listings? A realtor who knows the community can determine a marketing plan that leads to a successful transaction.
Usually an experienced realtor has a network of buyers who prefer the realtor’s listings.
Tip: Do your homework, review your realtors’ website, read third- party information and look into their previous listings in your local neighborhood.
- Do NOT choose a friend
A friend is a friend. You must be careful as business and friendship can easily cause issue. If you’ve found an agent you believe in it may be a good idea to take them over a personal friend.
Tip: Do not mix friends and business.
- Commission Rate (High or Low)
Scenario 1: is when your agent is charging a HIGH percentage for their commission. Does this mean that the agent is taking care of your listing and giving their undivided attention to selling your property? If so, the higher percentage might be deserved.
Scenario 2: is when your agent is charging a low percentage for selling your property. As enticing as this sounds, does it also mean that they are covering more properties then they can handle? Do they have time to do your listing or will they send assistants without their experience to your open houses? If an agent is charging a low commission but is not doing the needed work then Scenario 1 may be the better choice.
Tip: The commission percentage should be a concern, but not the primary reason for choosing your realtor.
